The Farmington real estate market enters spring 2026 in a position of cautious optimism. Median home prices have stabilized in the $550,000 to $650,000 range, depending on the neighborhood, after several years of rapid appreciation. Inventory, while still tight by historical standards, has improved compared to the frenzy of 2021-2023.

For buyers, the news is mixed. Interest rates have moderated somewhat, and there are more homes to choose from than a year ago. However, Farmington remains one of the most competitive markets in Davis County, particularly in sought-after neighborhoods like Oakridge Country Club, Farmington Creek Estates, and the Glover Lane corridor.

"Farmington has a supply problem — people who live here don't want to leave," said local real estate expert Dr. Haws of DrHaws.homes. "When a well-priced home hits the market in a top neighborhood, it still moves fast."

The most active price range is $450,000 to $700,000, which captures the majority of Farmington's housing stock. Luxury properties above $800,000, particularly in Oakridge and along the east bench, have seen slightly longer days on market but continue to attract buyers seeking mountain views and premium finishes.

For sellers, the key is pricing correctly from the start. Overpriced homes are sitting longer than they did during the pandemic boom, but well-priced properties in good condition are still generating multiple offers within the first week.

Property tax rates in Davis County remain favorable at approximately 0.55%, which continues to be a selling point compared to Salt Lake County rates.
